Sustainable Private Island Development
I am creating a sustainable private island development in Exuma - Bahamas. The island is 120 acres and will house 36 vacation homes, a small resort with 13 over water bungalows. The three-quarter water front lots are selling for $300k and the homes will be $550k for a total private island vacation home for $850,000. The island will feature solar energy with propane generator back up to saltwater reverse osmosis units. The homes are 2,650 SQ Ft with 4 bedrooms and 4 1/2 baths. The island will also feture a marine biology research facility. I'm currently marketing to the Chattanooga and Nashville markets, and already have seven letters of intents signed. I'm looking for a bridge loan that will allow us to close on the property and then start to close with our clients. Governmental approvals are expected by 6/30/14 and final plat completed with legal descriptions by 6/26/14.
